Forest Heights & Bethany Is Moving Faster With Fewer Homes for Sale

By Becky Jackson
Real estate, Forest Heights & Bethany

The one fact that changes what you should do: inventory fell 18.3% from a year ago, yet the Real Estate Data Aggregator counted 278 homes sold in ZIP 97229 in the three months ending August 31, 2026. Demand held up even as choices shrank. That matters whether you are thinking about listing or buying.

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Rates that high usually cool things off. In Forest Heights and Bethany, they did not stop buyers from showing up.

Fewer Homes, But Buyers Are Still Deciding Quickly

The Real Estate Data Aggregator found the median home in ZIP 97229 sat on the market just 28 days. That is 6 days shorter than the same period in 2025. Homes are not lingering.

The Real Estate Data Aggregator also found that 36.6% of homes went under contract within two weeks of listing. That share rose 6.7 points from a year before. More than one in three homes found a buyer fast.

Prices Held Steady. A Few Homes Beat the List.

The Real Estate Data Aggregator put the median sale price at $807,500 in ZIP 97229. That is up 1.9% from the same three months in 2025. A small gain, but a gain.

Homes sold for 98.9% of list price on average, the Real Estate Data Aggregator found. That is up 0.3 points from a year before. And 21.9% of homes sold above list, up 6.8 points. Not every home drew a bidding fight, but more did than last year.

What the National Picture Adds

Nationally, the National Association of Realtors reported existing-home sales rose 1.5% in September 2026, reaching 3.99 million. That is a small but real uptick, even with rates elevated.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That tells you sellers elsewhere are adjusting. In Forest Heights and Bethany, the Real Estate Data Aggregator shows prices still moved up, not down.

Zillow reported that newly pending existing-home sales dropped 12.8% year-over-year on a rolling weekly average as of October 23, 2026. That is a national signal worth watching. The local picture, from the Real Estate Data Aggregator, ran in the other direction: pending sales in ZIP 97229 were up 4.7% to 287 homes.

New Listings Rose, But Supply Still Tightened

The Real Estate Data Aggregator counted 374 new listings in ZIP 97229 during the three months ending August 31, 2026. That is up 5.9% from a year before. More sellers came to market.

Even so, months of supply fell to 3.5, down 1.2 months from a year ago, the Real Estate Data Aggregator found. More listings came in, but buyers absorbed them. Supply stayed tight.

In short
  1. The Real Estate Data Aggregator counted 278 homes sold in ZIP 97229 in the three months ending August 31, 2026, up 10.3%.
  2. Inventory fell 18.3%.
  3. Homes sold in a median 28 days.
  4. Prices edged up 1.9% to $807,500. Freddie Mac put the 30-year rate at 7.32% as of October 22, 2026, yet local demand held firm.
  5. The national picture from Realtor.com and Zillow shows more pressure on sellers elsewhere.
  6. Here, the numbers still lean toward sellers.

One more thing worth saying: these are ZIP code numbers. One street can read very differently from the whole 97229 picture. A block with more inventory, or a price range with slower sales, will not show up in these totals.
