Not every home moved fast in South Waterfront & Hillsdale this summer

The one number that changes what sellers should do right now: the Real Estate Data Aggregator counted a median 53 days on market in ZIP 97239 for the three months ending August 31, 2026. That is 9 days longer than the same period a year before. Buyers are taking more time. That means your price and your home's condition matter more than they did last summer.

Zillow reported that newly pending sales fell 8.5% year over year in September 2026. That lines up with what the Real Estate Data Aggregator showed locally. Buyers are still out there, but they are moving more carefully.

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is real money every month. It explains part of why buyers are slowing down and comparing more before they commit.

Some homes still sold above list

Not every home sat. The Real Estate Data Aggregator found that 14.7% of homes in ZIP 97239 sold above list price in the three months ending August 31, 2026. That share was actually up 1.8 points from a year before. The homes that were priced well and showed well still drew competition.

The average sale came in at 98.5% of list price, per the Real Estate Data Aggregator. That is up 0.4 points from the same period in 2025. Sellers who priced realistically left very little on the table.

Fewer homes came to market

The Real Estate Data Aggregator counted 74 new listings in ZIP 97239 for the three months ending August 31, 2026. That is down 24.5% from the same period in 2025. Fewer choices for buyers can help sellers, but only if the price is right for today's pace.

Homes for sale totaled 103, down 18.3% from a year before, per the Real Estate Data Aggregator. Supply is tighter than it looks on the surface. That is a small cushion for sellers who price carefully.

Quick contracts got harder to come by

The Real Estate Data Aggregator found that 20.6% of homes in ZIP 97239 went under contract within two weeks of listing. That sounds decent, but it is down 10.4 points from a year before. Fewer homes are flying off the market in the first two weeks. Most are taking longer.

What this means for buyers

More time on market can mean a little more room to compare. Buyers in ZIP 97239 are not racing as hard as they were a year ago. That said, 4.6 months of supply is still a fairly balanced market, per the Real Estate Data Aggregator.

Realtor.com reported that mortgage rates topped 7% in September 2026. Freddie Mac put the 15-year fixed rate at 6.60% as of October 29, 2026. Those rates are shaping how much buyers can stretch.

What this means for sellers

The median sale price in ZIP 97239 was $637,500, up 0.9% from a year before, per the Real Estate Data Aggregator. Prices have not dropped. But the 9-extra-days reality means overpriced homes will sit longer now than they would have last summer.

The homes that sold above list were likely priced right from day one and showed well. That is the playbook that still works, even when buyers are slower.

In short
  1. South Waterfront & Hillsdale homes took a median 53 days to sell in the three months ending August 31, 2026, 9 days longer than a year before.
  2. Prices edged up 0.9%.
  3. New listings fell sharply.
  4. About 14.7% of homes still sold above list.
  5. Buyers are taking more time, and prep and pricing matter more because of it.

One last thing: the numbers above cover all of ZIP 97239. One street can read very differently from the whole ZIP. A condo on the South Waterfront can move on a different clock than a house up in Hillsdale.
