One part of Portland Heights stayed much tighter than the rest
The number that changes what you should do: in ZIP 97225, the Real Estate Data Aggregator counted a median of just 18 days on market. That is the three months ending August 31, 2026. The rest of Portland Heights tells a different story.
ZIP 97201 sat at 69 days, and 97205 sat at 89 days, per the Real Estate Data Aggregator. So if your home is in 97225, you are in a much tighter spot than the area average suggests.
Days on market: ZIP by ZIP
Speed is not the only gap. The Real Estate Data Aggregator found that 41.9% of homes in 97225 went under contract within two weeks of listing. That is up 9.4 points from the same period in 2025.
In 97201, only 13.8% went pending that fast, per the Real Estate Data Aggregator. In 97205, it was 11.5%. Those buyers had more time to think.
How quickly homes went under contract
Prices moved in opposite directions
Prices did not all move the same way either. The Real Estate Data Aggregator put the median sale price in 97225 at $720,000, down 9.1% from a year before. That is a real dip, and worth knowing if you are pricing a home there.
Meanwhile, 97221 came in at $846,500, up 9.2% year over year, per the Real Estate Data Aggregator. Two ZIPs, two very different price trends.
| 97225 | 97221 | 97201 | 97205 | |
|---|---|---|---|---|
| Median sale price | $720,000 | $846,500 | $439,000 | $457,500 |
| Year-over-year change | down 9.1% | up 9.2% | up 7.9% | up 34.6% |
| Months of supply | 2.9 | 4.3 | 5.9 | 6.3 |
| Sale to list price | 99.2% | 99.1% | 96.2% | 99.1% |
The 34.6% jump in 97205 looks striking. But that ZIP had only 26 homes sold, per the Real Estate Data Aggregator. A small number of sales can swing a median a long way. Take it as a signal, not a guarantee.
Supply tells the story clearly
The Real Estate Data Aggregator counted 2.9 months of supply in 97225. That is tight. In 97205, it was 6.3 months. More supply means buyers have more choices and more leverage.
The wider picture adds context
Realtor.com reported that 31.3% of Portland metro listings saw a price cut in September 2026. That is a real number, and it fits with what the slower ZIPs here are showing.
Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. That rate shapes what buyers can afford, and it is one reason sellers in softer ZIPs are feeling more pressure.
The National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. Sales are moving, just not at the same pace everywhere.
What this means for you
Portland Heights as a whole sold 224 homes in the three months ending August 31, 2026, up 2.8% from a year before, per the Real Estate Data Aggregator. Homes for sale fell 7.8% across the area. The market is not standing still.
But the averages hide a lot. One ZIP moved in 18 days. Another took 89. If you price or plan based on the area average, you may be looking at the wrong number entirely.
- 97225 was the tightest ZIP in Portland Heights: 18 median days, 2.9 months of supply, and 41.9% of homes under contract within two weeks.
- 97205 and 97201 gave buyers much more time.
- One street can read very differently from the ZIP code around it, and the ZIP code can read very differently from the one next door.
