Here is the one thing that changes what you should do right now. More sellers are coming to market. The Real Estate Data Aggregator counted 1,126 new listings across the Primary market in the three months ending August 31, 2026. That is up 4.2% from the same months last year. Realtor.com also reported that U.S. for-sale listings were growing nearly 7% year over year as of the week ending October 10, 2026. More listings means more homes for buyers to compare yours against.

The good news: buyers are still active. The Real Estate Data Aggregator counted 914 pending sales in the Primary market for those same three months, up 3.2% from a year before. Deals are getting done. Not every home sat waiting.

Some ZIP codes moved much faster than others

Speed varied a lot by ZIP code in the three months ending August 31, 2026. The Real Estate Data Aggregator found that 41.9% of homes in 97225 sold above list price, and the median days on market there was just 18 days. In 97219, 43.3% of homes went under contract within two weeks of listing. In 97201, the median home sat for 69 days. One ZIP code is not the whole story.

The national picture adds context

Nationally, the National Association of Realtors reported that existing-home prices were up 1.3% in September 2026. The national median listing price was $415,000, according to Realtor.com, for the week ending October 10, 2026. The Primary market's median prices in most ZIP codes sit well above that national figure. Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That rate shapes what buyers can afford, and it affects how many offers you see.
