Less inventory gave Forest Heights & Bethany sellers a firmer market
The number that changes what sellers should do right now: inventory in Forest Heights & Bethany fell 18.3% year over year. The Real Estate Data Aggregator counted just 318 homes for sale in ZIP 97229 for the three months ending August 31, 2026. Less supply means buyers have fewer choices, and overpriced homes stand out fast.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a real warning sign for sellers who price high and hope. But Forest Heights & Bethany is not the national market.
Homes here sold faster and closer to asking price
The Real Estate Data Aggregator put the median days on market at 28 days for the three months ending August 31, 2026. That is 6 days shorter than the same period a year before. Homes priced well are not sitting.
The Real Estate Data Aggregator also showed that homes averaged 98.9% of list price at sale, up 0.3 points from a year before. That means sellers are leaving very little on the table when they price right.
More homes are selling above asking price
The Real Estate Data Aggregator found that 21.9% of homes sold above list price in the three months ending August 31, 2026. That share rose 6.8 points from a year before. Not every home got there, but the direction is clear.
Speed matters too. The Real Estate Data Aggregator counted 36.6% of homes going under contract within two weeks of listing. That share rose 6.7 points year over year. More than 1 in 3 homes found a buyer in the first two weeks.
Rates are higher, and that shapes what buyers can do
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year rate averaged 6.60%. Those numbers affect how much a buyer can stretch. Sellers who price cleanly give buyers the best chance to say yes.
Zillow reported that newly pending sales fell 8.5% year over year nationally in September. That is a sign buyers are cautious in many places. Forest Heights & Bethany told a different story: the Real Estate Data Aggregator counted 287 pending sales locally, up 4.7% from a year before.
New listings rose, but supply still fell
The Real Estate Data Aggregator counted 374 new listings in ZIP 97229 for the three months ending August 31, 2026. That is up 5.9% from a year before. Yet total homes for sale still dropped 18.3%. Homes are selling faster than new ones arrive.
