One part of Macadam & West Portland is moving much faster than the other

Real estate, Macadam & West Portland

Here is the number that matters most right now. The Real Estate Data Aggregator counted 51.1% of homes in ZIP 97223 going under contract within two weeks of listing. That is more than half of all homes, gone in fourteen days. Price your home for that market, and it moves. Price it for the slower one, and it sits.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest September share since 2018. That is a real signal. But it does not describe both parts of Macadam and West Portland equally.

ZIP 97223 is the tighter side. The Real Estate Data Aggregator put its median days on market at just 13, five days shorter than a year before. Homes there averaged 100.2% of list price, meaning sellers collected a little more than they asked. Inventory fell too: homes for sale dropped 10.9% year over year.

ZIP 97219 is still selling, but the picture is softer. The Real Estate Data Aggregator counted 212 homes for sale there, up 31.7% from the same period in 2025. Median days on market was 19. The median sale price dipped 1.1% to $630,000. Not every home sold fast, and more choices for buyers means more competition for sellers.

What the wider market is doing

Freddie Mac put the average 30-year fixed mortgage rate at 7.32% as of October 22, 2026. The 15-year rate averaged 6.68%. Those numbers shape what buyers can afford, and they are worth knowing when you set a price.

The National Association of Realtors reported that existing-home sales across the country rose 1.5% in September 2026, reaching 3.99 million. That is a modest improvement, not a surge. Buyers are still in the market, but they are careful.

Zillow reported that newly pending existing home sales dropped 12.8% year over year on a rolling weekly average. That is a national figure, not a local one. But it is a reminder that demand is not unlimited anywhere.

What this means if you own here

If your home is in 97223, the Real Estate Data Aggregator shows buyers are moving quickly. About 51.1% of homes went under contract in two weeks. Pricing sharp and presenting well matters more, not less, when competition is real.

If your home is in 97219, inventory is up and the median price dipped a little. That does not mean homes are not selling: the Real Estate Data Aggregator counted 201 sold in the three months ending August 31, 2026, up 3.1% from a year before. It means the right price is doing more work than it was.

For buyers, 97223 calls for quick decisions. More than half of homes there did not last two weeks. In 97219, you have a little more room to think, but inventory growing 31.7% year over year also means more to choose from.

In short
  1. 97223 is tighter: 13 median days, homes selling above list, inventory falling.
  2. 97219 is softer: 19 median days, inventory up sharply, prices down a little.
  3. One area, two different conversations.
  4. Price for your ZIP, not the whole market.

One street can read very differently from the ZIP code around it. The numbers above are the best starting point, but your block has its own story. I am happy to look at it with you.
