One part of Portland Heights is moving much faster than another
The biggest thing to know right now: which ZIP code your home sits in shapes everything. The Real Estate Data Aggregator counted homes in 97225 selling in a median 18 days for the three months ending August 31, 2026. In 97205, the median was 89 days. That is a 71-day difference inside the same market.
Speed matters, but so does price. Realtor.com reported that 31.3% of Portland metro listings carried a price cut in September 2026. That is nearly 1 in 3 homes. Not every home in Portland Heights needed one, but the slower ZIPs tell you where sellers are feeling that pressure most.
ZIP 97225: the faster side
The Real Estate Data Aggregator counted 92 homes sold in 97225 in the three months ending August 31, 2026. That was up 15% from the same months in 2025. Homes for sale there fell 19.3% year over year, to 88. Less supply and more sales is a combination that keeps things moving.
The median sale price in 97225 was $720,000, down 9.1% from a year before. So prices dipped even as sales picked up. Buyers got more homes to close on, but at lower prices than last year. The Real Estate Data Aggregator put the sale-to-list ratio at 99.2%, up 0.4 points from 2025.
Nearly 42 in 100 homes in 97225 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share was up 9.4 points from a year before. When priced right, homes here are not sitting long.

About 40 in 100 homes in 97221 went under contract within two weeks, the Real Estate Data Aggregator found, up 13.3 points from last year. That is a real improvement. Still, the rising inventory means buyers have more choices here than in 97225.
ZIPs 97201 and 97205: the slower side, and what it takes
The Real Estate Data Aggregator put the median days on market in 97201 at 69 days for the three months ending August 31, 2026. That was 12 days shorter than a year before, which is progress. But the sale-to-list ratio was 96.2%, meaning sellers gave ground on price to close deals.
Only 13.8% of 97201 homes went under contract within two weeks, down 3.4 points from last year. Months of supply sat at 5.9. The median sale price was $439,000, up 7.9% from 2025. Prices rose, but homes needed more time and more negotiation to sell.
In 97205, the Real Estate Data Aggregator found a median of 89 days on market, up 18 days from last year. That is the slowest of the four ZIPs. Only 11.5% of homes went under contract within two weeks. Months of supply was 6.3. The median sale price was $457,500, up 34.6% year over year. That jump is notable, but with 89 median days on market, patience is part of the deal here.
