One part of Raleigh Hills & Cedar Hills is moving much faster than the other

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is the backdrop for every home in Raleigh Hills & Cedar Hills right now. Even so, the two ZIP codes here are not behaving the same way.

The gap between 97225 and 97221

The Real Estate Data Aggregator counted 18 median days on market in ZIP 97225 for the three months ending August 31, 2026. In ZIP 97221, the same period showed 25 days. That is a week's difference on the same streets, in the same general area.

The Real Estate Data Aggregator recorded 2.9 months of supply in 97225 for that period. Supply dropped 1.3 months from the same period a year before. That means fewer homes competing for each buyer there.

In 97221, the Real Estate Data Aggregator recorded 4.3 months of supply. That is up 1.4 months from a year ago. More supply means buyers have more to choose from, and sellers face more competition.

Prices moved in opposite directions

The Real Estate Data Aggregator put the median sale price in 97221 at $846,500, up 9.2% from the same period in 2025. That is a real gain. But homes sold there fell 19.7% year over year. Fewer sales, higher prices.

In 97225, the median sale price was $720,000, down 9.1% from a year before. Yet sales rose 15% in the same period. More homes moved, at lower prices.

Which homes sold fast, and how many beat the list price

In 97225, the Real Estate Data Aggregator found that 29.4% of homes sold above list price. That share rose 4.4 points from a year before. Nearly 3 in 10 sellers there got more than they asked.

In 97221, 18.4% of homes sold above list price. That share fell 7.8 points from a year ago. Not every home there sold fast or above asking.

Both ZIP codes saw more homes go under contract within two weeks, according to the Real Estate Data Aggregator. That is one thing they share. Speed at the start of a listing improved in both areas.

The wider picture: rates and rentals

Freddie Mac also reported the 15-year fixed rate at 6.60% as of October 29, 2026. Those rates shape what buyers can afford, and they affect every home in this market.

Realtor.com reported that the median asking rent in the Portland-Vancouver-Hillsboro metro area was $1,578 in September 2026, down 2.2% from a year before. Lower rents can make renting look more appealing to some potential buyers.

The Real Estate Data Aggregator counted 141 homes sold across both ZIPs combined for the three months ending August 31, 2026. That was unchanged from the same period in 2025. The market as a whole held steady, even as the two parts pulled in different directions.

In short
  1. 97225 moved faster, had less supply and saw more homes sell above list price.
  2. 97221 had higher prices but more inventory and slower sales.
  3. One ZIP code's numbers do not tell the whole story for the other.
  4. And one street can read differently from the whole ZIP code.
