Slabtown & Hillside has more new listings, but sales are still flat

Here is the one thing that changes what you should do right now. Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. That is real money on a monthly payment, and it is slowing buyers down across the country.

So what does that mean for you in Slabtown and Hillside? More competition if you are selling, and a few more choices if you are buying. The Real Estate Data Aggregator counted 171 new listings across ZIPs 97201, 97210 and 97205 in the three months ending August 31, 2026. That is up 11.8% from the same months of 2025.

Pending sales, though, barely moved. The Real Estate Data Aggregator counted 140 pending sales across the market in the same period. That is up just 0.7% from a year before. More homes came on. Demand did not keep up.

That gap between new listings and flat sales is the story. Sellers have more neighbors to compete with. Buyers have a wider menu, but the rate makes each choice expensive. Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is a national number, not a local one, but it shows where buyer power is heading.

What the rate means for both sides

Freddie Mac reported the 15-year fixed rate at 6.60% as of October 29, 2026. Some buyers use that to lower their payment. But most still face the 7.24% headline rate. Zillow reported that newly pending sales fell 8.5% year over year in September 2026. That matches what the Real Estate Data Aggregator shows here: pending sales in Slabtown and Hillside rose only 0.7% across the same period. Buyers are cautious, not absent.

For sellers, more listings mean more competition. Pricing at or just below what recently sold nearby is more important now than it was a year ago. For buyers, 5.9 months of supply in 97201 and 6.3 months in 97205 give you room to ask questions and negotiate. ZIP 97210 at 5.1 months is tighter, and the speed there shows it.
