West Portland listings rose, but inventory still stayed below last year

Here is the one thing that matters most right now. More sellers are listing, but the total pool of homes is still shrinking. That changes how both sides should think about pricing and timing.

The Real Estate Data Aggregator counted 1,126 new listings across West Portland in the three months ending August 31, 2026. That is up 4.2% from the same months of 2025. So sellers: fresh competition is showing up. Price carefully.

At the same time, the Real Estate Data Aggregator counted only 1,152 total homes for sale. That is down 9.2% from a year before. So buyers: overall choice is still tighter than last year, even if new listings are trickling in.

Nationally, Realtor.com reported active listings topped 1.16 million as of September 30, 2026. West Portland's tighter picture is not the national story.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year fixed averaged 6.71%, also per Freddie Mac. These rates shape what buyers can afford, and they are not low.

Realtor.com also reported that 20.8% of listings nationally had a price cut in September 2026. That is the highest September share since 2018, per Realtor.com. West Portland sellers should know that number when they set a price.
